The homeowner was experiencing water leaks entering the home through the balcony area, caused by a failing waterproofing system underneath the existing tile surface. Over time, moisture had penetrated the balcony assembly, creating an urgent need to remove the failed system and install a new waterproof barrier before further damage occurred.

With Florida’s frequent rainstorms and year-round humidity, solving the issue properly was critical to protecting the home.

The Challenge

For this project, we were dealing with several challenges:

  • Existing waterproofing system underneath the tile had failed
  • Water intrusion was entering the interior living space

Our Waterproofing Process

Step 1: Surface Preparation

The first phase focused entirely on removing existing materials and preparing the substrate.

Our team:

  • Removed the existing tile surface
  • Removed failed waterproofing materials beneath the tile
  • Used grinders, bush hammers, and PCD tooling to remove existing coatings
  • Ground the concrete surface to a CSP 2–3 profile to create the proper texture for coating adhesion

This preparation stage is one of the most important parts of the entire process.

Step 2: Structural Repairs

Once the surface was exposed, we addressed vulnerable areas before beginning waterproofing.

This included:

  • Cleaning out railing pockets
  • Filling rail pockets using epoxy primer
  • Repairing and patching any vulnerable areas around penetrations
  • Ensuring the surface was structurally sound and ready for coating application

Proper repairs help eliminate future weak points where water intrusion can occur.

Step 3: Waterproofing System Application

After surface preparation was complete, we began installing the new waterproofing system.

The process included:

Primer Application
We applied E5691 Primer/Sealer at a coverage rate of approximately 200 square feet per gallon and allowed proper curing time.

Detail Work
Our team performed detailed waterproofing work using a wet stripe coat of UB64, embedded 66B fiber mesh tape, and immediately applied a second stripe coat to reinforce vulnerable transition points.

Main Waterproof Coating Application
We then applied two full coats of UB64 Gaco Waterproofing Material at a rate of 1.25 gallons per 100 square feet per coat to create a durable waterproof barrier.

Step 4: Final Inspection & Quality Control

Before project completion, our team completed a full inspection process.

This included:

  • Verifying complete waterproof coverage
  • Inspecting all repaired areas and detail work
  • Quality control checks for proper adhesion and coating consistency
  • Final site cleanup and preparation for project handoff
