Is Your Outdoor Living Space Safe From Water Damage?

Outdoor Living Spaces, Including Patio Decks, Balconies and Rooftop Decks Are Incredibly Popular In The South Florida Area – Waterproofing These Areas Is Especially Vital

As the demand for new homes soars in the South Florida area, more and more new dwellings are being built with walkable outdoor living spaces, including patio decks, balconies and rooftop decks. From Brickell Avenue in Miami and Las Olas Boulevard in Fort Lauderdale to South Ocean Boulevard in Boca Raton and Rosemary Avenue in West Palm Beach, outdoor walking living spaces are incredibly popular. Not only do they expand your living space and create an inviting outdoor environment, they also increase the resale value of your home.

Waterproofing these outdoor living spaces is especially vital to the well-being of the structure as well as keeping water, mold and mildew away from your habitat. Considering the constant barrage of rain in the South Florida area, especially during the humid summer months, ensuring that your roof decks, patio. decks and balconies are waterproof is of the utmost importance.

We waterproof a lot of townhomes, condominium buildings and single family homes with balconies, patio decks and rooftop decks in the South Florida are, along with homes on the intracoastal waterways with balconies and rooftop decks. Some of these structures are over living spaces, such as a dining room. Others are over garages. Nevertheless, it is essential that these structures are waterproof, commented Jason Miller, Operations Manager Tru Colors Contracting.

Called a Fluid Based Roof System, waterproof coatings are applied to the rooftop or balcony floor surface. The protective coatings then cure to form a protective waterproof membrane. At Tru Colors Contracting, we offer two Fluid Based Roof System Waterproof plans: a 10-year and a 20-year. The former is warrantied for 10 years, while the latter, which features additional protective coatings, is warrantied for 20 years.

Tru Colors Contracting is a member of the Florida Roofers’ Association. We replace many South Florida roof systems with existing waterproof membranes that have started to weaken, as well as install new waterproof coatings at numerous new homes and buildings in the Broward, Miami-Dade and Palm Beach County area.

The process for replacing an existing waterproof membrane on a South Florida patio deck, rooftop deck, balcony or roof, first involves tearing up the existing floor surface, whether it is tile, epoxy or concrete. The surface is then sanded, grinded down and inspected for any imperfections that need to be fixed. The waterproofing coatings are then applied, creating a formidable membrane.

There are two forms of decks being built: Concrete and Wood, Miller noted. The former involves concrete being poured over metal beams in the construction. The beams are connected throughout the whole structure of the building or home. Wood balconies are crafted of marine-grade plywood and require inspection prior to being waterproofed. “If there are any weaknesses in the plywood, we first have to replace it with the proper marine plywood and fill every seam with our waterproofing fabric membrane to ensure there is now weakness or spots that water can get into,” Miller added.

Customers have three options to choose from when they are waterproofing their patio decks, rooftop decks and balconies. You can choose to have a premium concrete coated floor installed above the waterproofing membrane; select to have tile installed by a tile contractor or opt to use the waterproofing topcoat, which is available in 4 color selections. The three floor options each involve a different completion process. Both the waterproof topcoat and concrete-coated installation involve adding non-slip silica sand compounds, while the tile option features a kiln dried silica sand broad casted into the final coat. The process that allows for the tile to be correctly installed above the membrane and for the tile to properly stick to the waterproof membrane surface.

A similar waterproofing process is also used on building rooftops, especially those with planter boxes. “We’ve waterproofed numerous rooftops in the Miami area, where they have palm trees and other greenery growing on the roof. The greenery and trees are in planter boxes, which require waterproofing to ensure the structural integrity of the buildings,” commented Miller.
